1. Forged Title Deed

In this type of scam, the criminal creates all new title documents of a particular property in the name of the owner and transfers it to his own name. This can happen only if the person has strong connections in the sub-registrar office of that zone. He/she can also cheat some buyers by selling a property which is not in his/her ownership and taking all the money in return.

2. Mortgage title fraud

In this type of fraud, the criminal borrows a loan from private lenders or banks in the name of any particular property’s owner he wants. This is done by creating fake identity and income proofs by the criminal to showcase it in front of the banks or lenders. This type of fraud can be detected only when the borrower stops the repayment or interest payments of the borrowed amount to the lenders or banks.

There is another type in this fraud in which the seller many times doesn’t clear the ongoing loan on the property and sells it without clearing the loan amount. The buyer then gets trapped in the loan repayment process due to this fraud.

3. Disputed property titles

In this type of title frauds, the owner is trapped in a situation where a fraudulent person claims that he has the owner rights of the property owned by the real owner. Here it also may differ to some part of the property’s area in a dispute or many other such cases refer to disputed property titles.
